Senior Roofing Technician

Summary

The Roofing Technician perform tasks related to the inspection, maintenance, repair and construction of commercial roof systems and the related exterior building envelope.

Principal Duties and Responsibilities

• Perform general housekeeping on roof systems including removal of debris, inspection/cleaning of roof drainage systems, inspection/documentation and minor repair of condensate lines, inspection/documentation and minor repair of HVAC access panel securement.
• Document and communicate tenant required HVAC maintenance and roof cleaning.
• Perform roof system repairs for most types of commercial roof systems including (TPO, PVC, EPDM, Modified Bitumen, Built-up, Tile, Standing Seam and Shingle).
• Perform limited maintenance repairs to exterior walls, sheet metal flashing and window systems. Perform limited ceiling tile replacement/ceiling repair.
• Investigate reported leaks and determine source of leaks. Communicate with tenants and property managers to obtain details of reported problems and provide specific information relevant to the repairs.
• Coordinate/Conduct quarterly roof condition surveys for our Florida properties and additional properties in other states as required. Complete roof surveys using a tablet computer to document existing conditions with text and photos.
• Conduct pre and post-storm inspections of roof systems to document and respond to conditions.
• Perform periodic site visits to inspect and document new roof construction progress, quality and coordination of work. Perform punch list inspections of completed work.
• Coordinate curb flashing, pipe boot flashing, pitch pan flashing, field wrap flashing for roof penetrations associated with new tenants.
• Coordinate roof membrane, wall flashing and sheet metal installations for building facades.
• Meet with roofing contractors to review scope, progress and quality of work. Perform punch list inspections of completed work.

Qualifications

• Valid driver’s license with good driving record required.
• 10 yrs of experience in the roofing industry with emphasis on service.
• Thorough knowledge of roof systems, roof system, construction, HVAC systems, exterior wall and window systems necessary.
• Basic understanding of rooftop mechanical equipment, exterior wall/window systems.
• Experience with written and photographic documentation and reporting.
• OSHA training certifications related to roofing and manlift operations beneficial

Physical Requirements

• Normal dexterity required in an office environment including hand-eye coordination, walking, sitting, standing, alertness (attention to detail), and answering of phones.
• Ability to lift up to 75 pounds and operate equipment necessary to perform cleaning/maintenance duties. Ability to climb ladders to heights up to twenty-five feet.
• Extended periods of standing, walking, and sitting while driving to locations.
